The property traded for $9,550,000 with Rinnier representing the\nbuyer and Trader representing the seller. <\/p>\n\n\n\n<p>This deal marks the second time that Trader has sold this CVS\nproperty. The first time was to a Salisbury Investor for $9M. Trader then found\nan opportunity through Rinnier, who was working with an investor out of\nManhattan, to resell his client\u2019s asset for incredible value. In the process,\nTrader made his client over a half million dollars, in a short period of time,\nwhile Rinnier was able to find his client a perfect match for a unique 1031\nexchange situation. <\/p>\n\n\n\n<p>Both Rinnier and Trader worked through many hurdles to\ncomplete this complex deal in the middle of a global pandemic, no less.\nProbably the most impressive part of this deal, for those in the commercial\nreal estate industry, is the fact that Rinnier and Trader were able to sell the\nproperty at an astonishing 4.9% capitalization rate.<\/p>\n\n\n\n<p>Trader comments, \"I think what makes this deal\nspecial to me is that first and foremost, I was able to make my client over a\nhalf million dollars in a very short period.&nbsp; It was also special doing\nthis deal with Blair. These are the types of deals that we specialize in and we\nboth had a lot of sweat equity in this one. In addition, anytime you can close\na deal of this magnitude in the middle of a global pandemic, I think it speaks\nvolumes about the determination of our firm and how we conduct business. We\nhave been involved in a lot of very challenging deals over the years, but this\nwas more complex than usual because of how unique it was.
